Purchasing Property With No Money Down: My Personal Experience

Have you ever seen those infomercials about buying houses with “No Money Down?” They are really well done. They have all kinds of people offering great testimonials about how they have gotten rich, buying rental properties, with absolutely no money out of their pocket. You see this guy, standing on a street corner, talking to someone, and he says, “I own that one,” pointing to a beautiful colonial. “I also own that one next to it, and the one two doors down, and I’ll be closing on the one directly across the street from it, next week.” He then assures us that he has purchased 17 homes in the last eight or ten months, with zero money down on the properties. Plus, in many cases he’s also paid no closing costs.

And, let’s not forget, this same guy is grossing tens of thousands of dollars monthly, and his net worth is nearly one million dollars. So, he says.

Now, all of this looks wonderful, so when the person selling the course that will teach you how to do this, at a nifty price of just $297.00, speaks, you are glued to his every word. “Real estate is the safest and fastest way to make money, today,” the expert will tell you.

So, can this really be done? Can you purchase houses with no money down? Can you become a landlord in as little as one month’s time and start raking in the cash from those rent payments? The answer is an absolute “Yes.” It can be done, and I am proof positive, because I’ve done it. The question you should be asking yourself is not can I buy real estate with no money down, but should I?

You see, this is a question that the guy selling the No Money Down course, with all of his people and their great testimonials hopes you never ask. His advertising and marketing strategy would collapse, if he gave anyone a chance to ask this question, because he would be forced to lie if he answered it.

Rarely is the whole truth anywhere to be found in infomercials, especially when the advertising is about No Money Down real estate programs. The infomercial makes the idea and the program look so easy that any child could handle it. It makes it seem like every American should be doing it, and we’d all be millionaires. But every American is not doing it, and many of the ones who are doing it not only are not getting rich, they are actually going broke. The infomercial won’t tell you this. That’s why I’m here.

The Truth

Now, let’s get started with the truth about buying real estate with no money down and the truth about being a landlord. The first thing you need to know is that they are both very bad ideas. Let me illustrate by using my own experience in these areas. I started buying rental property nearly 10 years ago. The first property I bought was a deal orchestrated by some real estate con artist, who told me I needed just $2,000 to take ownership of this home and, in the process, help out a woman who was about to be foreclosed upon.

In two years, she would clean up her credit, refinance the loan on the house, and I would make $10,000. Sounded good to someone who was quick to buy into anything that returned big dollars in a short time.

This worked for the first year, as the woman paid on time, and I pocketed an extra $100 monthly. Later, though, things began to collapse, as the house began to need repairs, all of which the woman couldn’t afford, so I had to pay for them. I put nearly $5,000 into the house in a four-year period. When I was finally able to sell it, I didn’t quite make back what I had put into it.

Meanwhile, I was eager to overcome this problem by adding many more. A slick mortgage broker got hooked up with an even slicker real estate prospector, and the two of them convinced me that they had a way I could buy houses rapidly, with absolutely no money out of my pocket. Although my experience will probably be enough to enlighten you to the pitfalls of this model and of being a landlord, let me say that I can’t emphasize enough how dangerous buying property with no money down is.

In six months time, I had purchased eight houses - many with loans from the same wholesale lender. These lenders should have been concerned with all of the debt I was building, but they kept approving loans, based on my good credit and rents covering the mortgage payments. One of the biggest problems, which I was not experienced enough to detect, was that most of the rents were just $50 to $100 above the mortgage payment.

“Don’t worry,” the investor/ hustler would say. “You’ll make all your money on volume. We’ll get you into 30 or 40 houses, and you’ll be pocketing $4,000 to $5,000 every month.”

As you might imagine, my mind raced. I was making the huge deposits at that very moment. My bank account was fattening up at breakneck speed.

The Illusion

This is what people who buy houses, using the No Money Down plan envision happening. After all, if you can buy one house with no money down, why not five or ten or fifty? For some reason - the vision of the dollar sign, most likely - I failed to seriously consider the maintenance of these houses, the possibility of missed rent payments, and the chance that renters might actually stop paying, altogether, forcing me to evict them - a time-consuming and extremely costly undertaking.

As you may have already guessed, all of these things happened to me, after I had amassed 26 rental properties. In fact, oftentimes, all of these problems happened in the same month. Now, for awhile (when I had about 10 houses), if one person failed to pay rent, I could cover it with the nine other payments. But when two, three and sometimes even five tenants didn’t pay in the same month, it was devastating to my business. I had to go to my business account and pay up to $3,000 at a time in mortgage payments, with no income to cover it. Plus, I had to pay a property management company to get my tenants to pay or to evict them.

Soon, this became the norm, not the exception. There were constant problems at my houses. Unhappy tenants led to poor upkeep of the property and even more maintenance problems. About one year, after I had amassed 26 houses, I was having problems with roughly 10-15 houses and/or tenants each week. I was evicting at least two tenants each month, and approximately four to seven tenants were either behind on rent or not paying at all. Promises were made, payment plans arranged and few, if any, ever followed through.

It didn’t take long for me to realize that this was no way to make money in real estate. Consequently, I got rid of these houses as fast as I possibly could. There were plenty of buyers, willing to take over my headaches, because they had the ability to make it work, they believed.

In 10 years of being a landlord, I lost thousands of dollars and likely took some years away from my life with all the stress I had endured. So, whatever you do, avoid the No Money Down Trap. There are much better, still inexpensive ways to make money in real estate.

* Passively- They have comfortable, insulated ear cups that block a lot of outside noise.

With these, everything will sound even better because much of the background noise is cut out. This will create new levels of listening enjoyment for you.

I frequently use noise canceling headphones with a portable CD or cassette player. I’ll leave the volume set and later use regular headphones. The volume setting I used with my noise cancelling headphones was so low that when I switched to regular headphones, I couldn’t hear anything.

You can also use noise canceling headphones by themselves without external audio to make your world much quieter.

Noise canceling headphones are helpful for resting and solitude. That’s because wearing them signals the people around you that you want to be left alone. If you’re worried about that over-talkative person in the seat next to you, putting these on can be a great way to discourage them from initiating conversation.

Noise canceling headphones are so effective at reducing noise fatigue that many pilots use them in-flight. Headphones with this technology are great for in-flight radio communications in noisy, propeller-driven airplanes.

Diet Preparation Part III: Arranging Your Day for a Better Night’s Sleep

In Part III of this series entitled “Diet Preparation: the Impact of Sleep and Stress,” I want to give you some concrete ideas and tips on how to improve your sleep habits by establishing better daytime patterns that will influence your sleep at night. Again, this greatly impacts the effectiveness of any weight loss program you may start. If the body isn’t getting appropriate rest and a chance to rebuild itself, then achieving your weight loss goals becomes much more difficult if not impossible.

Now that you understand the importance of sleep and that it directly impacts your chances of healthy weight loss, what can you do to make sure you are getting a good night’s sleep? Again, there may be very little you can change about a particular situation that is raising your stress levels.

But you can always control how you react to those situations. The first thing you can do right now is decide that you will get a good night’s sleep and you will not be robbed by night’s spent turning and tossing due to some situation you have to face. Then here’s how you can be proactive in getting a good night’s sleep. Remember, getting a good night’s sleep doubles your chances of losing the weight and keeping it off. Let’s begin with some tips to establishing better daytime habits which will effect your sleep at night.

TIPS FOR BETTER DAYTIME HABITS

* Do not nap during the day. If you are having trouble sleeping at night, try not to nap during the day because you will throw off your body clock and make it even more difficult to sleep at night. If you are feeling especially tired, and feel as if you absolutely must nap, be sure to sleep for less than 30 minutes, early in the day.

* Limit caffeine and alcohol. Avoid drinking caffeinated or alcoholic beverages for several hours before bedtime. Although alcohol may initially act as a sedative, it can interrupt normal sleep patterns.

* Don’t smoke. Nicotine is a stimulant and can make it difficult to fall asleep and stay asleep.

* Avoid over-the-counter and prescription drugs as much as possible, especially closer to bedtime. Many over-the-counter and prescription drugs disrupt sleep.

* Expose yourself to bright light/sunlight soon after awakening. This will help to regulate your body’s natural biological clock. Likewise, try to keep your bedroom dark while you are sleeping so that the light will not interfere with your rest.

* Exercise early in the day. Twenty to thirty minutes of exercise every day can help you sleep, but be sure to exercise in the morning or afternoon. Exercise stimulates the body and aerobic activity before bedtime may make falling asleep more difficult.

* Check your iron level. Iron deficient women tend to have more problems sleeping. So if your blood is iron poor, a supplement might help your health and your ability to sleep.

As always, consult your physician before making any significant changes that could effect your health. Look for Part IV in this series in which I will give you some great tips on how to have a better sleep environment.

What is Forex Trading?

FOREX, (FOReign EXchange market) or FX, is an international exchange market where stocks and shares are not traded, but currency. The return for the investor is not in the value of the currency per se, but rather the relative exchange value of one currency against another currency.

Therefore, Forex trading is always expressed in pairs such as Euro/US Dollar (EUR/USD) or US Dollar/Japanese Yen (USD/JPY).

By simultaneously buying and selling pairs of currencies, the investor, or speculator, hopes to profit from a favorable exchange rate change. Unlike the American stock exchanges, the New York Stock Exchange (NYSE) and the National Association of Securities Dealers Automated Quotation System (NASDAQ), Forex trading is more predictable than stocks.

One strategy that the Forex investor uses is a technique that stems from the assumption that all information about the market and a particular currency’s future fluctuations is found in the price chain. In other words, an investor simply looks at what has happened to that currency in the recent past, and predicts that the small fluctuations will generally continue just as they have before. Another strategy for the Forex investor is to analyze the country of the currency’s economy, political situation, and other possible rumors. The investor can also anticipate such things as political unrest or change that will also have an effect on the market.

Forex is the largest financial market in the world handling between 1.5 and 1.9 trillion US dollars a day. The combination of rather constant but small daily fluctuations in currency prices, create an environment which attracts investors. Because of the the liquidity of the market, unlike some rarely traded stock, traders are able to open and close positions within a few seconds as there are always willing buyers and sellers.

What are the risks?

Because of the sheer scale of the Forex Market, it ensures greater price stability and greater leverage. With built-in protection in the form of automatic limits for buying and selling, safety margins, and other risk protection measures, the likelihood of ending up in the red even when the Forex market is volatile is infinitely reduced. Furthermore, because of its’ size, it is near impossible for a single investor to significantly affect the price of a major currency.

However, all Forex traders should note that the market is one of the most liquid around and subject to strong currency trends. While leverage figures of 100:1 are often times quoted, without adequate risk protection in place the pendulum swing between profit and loss can be dramatic. Even veteran Forex traders can be caught out from time to time and take large hits. With this type of investor speculation, the golden rule must be: don’t risk more than what you can afford to lose.

Performance Enhancers For Your Car

Serious tuners bring out the power in their cars while rice boys slap on every imaginable part to make their car look like a racer when in fact they are not. Couples Stay Together on a Tandem Bicycle

Many couples don’t exercise together because one partner is much more fit than the other. Riding a tandem bicycle is a great equalizer. The amount of work you do on a bicycle depends on how hard you push on the pedals. Pushing twice a hard on the pedals takes twice the work, so a world-class bicycle racer can ride with a novice and still get a good workout. Even a beginner will be able to keep up with the spinning pedals, no matter how fast they go. The less-fit partner just applies little or no pressure so he or she will not get tired. No matter how hard one partner tries to leave the other, you will always be together.

You can go faster together than the faster person can go alone. The more experienced rider sits in the front seat. If both are equally good riders, the taller one usually sits in front. The person who sits in the back copies the motions of the person in the front. At first it may seem strange not to have any control over steering, shifting or braking, but the you have the big advantage of being able to exercise only as hard as you like while enjoying the scenery.

Many cities have tandem bicycle clubs that organize rides and social events. They welcome newcomers and will give you lots of help when you’re getting started.

Don’t Invest in Real Estate Until You Get Educated!

They’re among the oldest infomercials on television: the “Nothing Down” seminars that promise riches beyond belief in an unbelievably short time. People who can barely string six words together come on and testify about how they took 39 cents and turned it into a million dollars in three weeks. (Or something just as fantastic.)

Why are those infomercials still running, in various forms, after more than thirty years? The answer is simple: people want a better life, more money, and will try anything if it sounds at least halfway plausible. It’s always been that way, and it always will.

But I’d like to encourage you not to toss away your own hard-earned money on those get-rich quick real estate schemes. Instead, invest in yourself by learning as much about the real estate world as possible. It’s a multi-faceted field, and there are many ways to make money, but they all have one thing in common. You have to KNOW what you’re doing BEFORE you commit to any real estate deal!

If you’re not committed to becoming a knowledgeable investor, you would be better suited toward putting your money into a well-managed mutual fund. There are risks there, too, of course, but they are generally must smaller than investing in real estate.

There are many reputable places to begin learning, and they don’t HAVE to cost a great deal of money. Starting with the Internet, you’ll find hundreds of excellent sites that can take you from the rankest beginner status to savvy investor at no cost. Most colleges have investment classes, many of them held at night or on the weekends, and a fair number of them can also be taken via the Internet. Just start searching–they’re everywhere, no matter where you may live.

Don’t let anyone tell you it’s better to learn as you go. That can be the most expensive way to learn, and can potentially cost you everything you own. You CAN make money, good money, in real estate investing, but don’t start until you’ve become a serious student of the field, and have gotten a great deal of expert knowledge under your belt.

Champagne

Champagne is a celebratory drink used to toast newlyweds or commemorate milestones. It can be an aperitif, it can be served during a meal, or it can be served with dessert. Vintage Champagne, the product of a single harvest, is preferred as it is bottled only in years when conditions in the vineyard have been favorable; non-vintage Champagne is released at regular intervals. Champagne cocktails like Bellini (with fresh peach puree and juice), Black Velvet (with stout), Mimosa (with orange juice), and Poinsettia (with cranberry juice) are quite popular at chic bars as they are more genteel than Martinis.

Champagne originates from vineyards in the French region of Champagne. Hence, if you see a bottle with “Champagne” on the label, it is an assurance that this wine has been produced in the northern French region. Sparkling wine made anywhere else in the world, even if the traditional “”methode champenois”" is used, is just sparkling wine. Therefore, Champagne is always spelled with a capital C. The “champenois” (producers) are protective of the name “Champagne” and take legal action against anyone who uses it improperly.

There are three grapes (Pinot Noir, Pinot Meunier and Chardonnay) used to make Champagne although manufacturers often legally include small quantities of other grape varieties. The first two are black grapes, while the latter is white. The label specifies the contents: “Blancs de Blancs” is Champagne produced from white grapes and is a very delicate wine. “Blanc de Noirs” is Champagne produced from black grapes; it is concentrated, with a strong fruit flavor and bouquet. If neither description appears on the label, chances are that the wine is a blend of the three grapes.

A large part of its appeal is due to the bubbles that spill forth when a bottle of Champagne is uncorked. These bubbles are caused by tiny drops of liquid disturbed by the escaping carbon dioxide or carbonic acid gas that is a natural spin-off of the double fermentation procedure exclusive to Champagne.
